About the Program
COMMISSIONSPLIT.CA is a way for presale homebuyers to earn back up to 50% of the REALTOR'S® commission when purchasing a new home directly from the developer. You take control of the search and viewing process by yourself, and we handle the paperwork and coles notes of the contracts.
It depends on the purchase price. On a $700,000 condo with a 3% commission, your share could be over $6,000. Use our 'COMMISSION SPLIT CALCULATIONS' page to see your exact savings.
Yes. You’ll always be represented by a licensed REALTOR®. We guide you through the legal and contractual side to protect your interests. We just don’t take you to view the show rooms and we do not provide personal opinions on the presale you have chosen.
We don’t:
- View projects with you.
- Help select units with you.
- Give personal opinions on pricing, layouts, or our opinion on the unit you’ve selected.
- Do a final deficiency walkthrough with you.
- Attend Inspections.
- Give legal and accounting advice.
We do:
- Review the offer paperwork.
- Provide ‘coles notes’ of the important details in the developers disclosure statement you should know about.
- Let you know of developer updates.
- Provide you with guidelines/instructions for your final walk through.
- Provide you with recommendations for reputable inspectors, lawyers for conveyancing, and other professionals you may need throughout the pre-sale process.
Eligibility & Process
Any buyer of presale real estate in British Columbia who isn’t already working with another REALTOR®.
COMMISSIONSPLIT.CA is designed specifically for brand new presales.
It’s easy — just call or text us once you’ve chosen the unit and development you’re interested in, and we’ll walk you through all the details.
Money & Fees
There are no fees whatsoever. There are no fees at all! Your commission rebate is paid out after the transaction completes, directly by cheque through our brokerage Remax City.
No. Presale pricing is set by the developer. Your commission share comes out of what the developer already pays to REALTORS® - not out of your pocket.
You’ll want to seek legal and accounting advice as to whether your commission rebate is taxable.
Trust & Legality
Yes. The BC Financial Services Authority (BCFSA) allows REALTORS® to offer commission rebates, as long as it’s clearly disclosed in writing.
Traditional REALTORS® handle the full process and keep 100% of the commission. With COMMISSIONSPLIT.CA, you do part of the work — so you get part of the reward.
Your rebate is disclosed in your contract and processed through the brokerage’s trust account, ensuring everything is secure and compliant.

That’s why it’s important to review the document carefully and get independent legal advice. Our REALTOR® does not provide advice or opinions about the disclosure statement – we only provide what the disclosure states.
No. We provide simplified summaries to make them easier to understand, but they are not a substitute for professional legal advice. Buyers are always responsible for reviewing the full Disclosure Statement and seeking independent legal guidance before making any decisions.
If the developer doesn’t offer a commission without a REALTOR® present, then no commission is paid. In those cases, you aren’t missing out — it simply means the system worked as intended. Buyers who take the initiative and do the legwork themselves benefit by keeping control of the process without any hidden costs.
